There are no “hidden” fees!

 

 These are the fees you can expect to pay when signing a lease, or with your first rent payment.

 

Administrative Fee ($250/$350 for 1 Bedrooms): This is a non-refundable fee charged with all leases signed. This helps with costs of establishing and maintaining your individual resident portal.

 

Utility Tracking Fee ($65): This fee is a non-refundable fee charged with all leases signed, and is paid when you make your first rent payment. This fee is associated with costs of tracking and managing your utilities. As well as keeping utilities in the landlord’s name so residents are not required to pay a deposit with the utility company.


When making payments online, there are a few different ways you can pay, however, certain payment methods have a fee associated with them.

These are charged by the payment processor, and NOT associated with Young America.

 

Credit Card Payments: 3.49% (EX: $500 payment = $17.45 fee)

 

Debit Card Payments: $9.99 (EX: $500 payment = $9.99 fee)

 

ACH (E-Check) Payments: No fee! (EX: $500 payment = $500)


If you decide to sublease your spot, these are the fees associated with subleasing.

 

Sublease Fee ($200): This is the fee associated with processing the sublease. It can be paid by the person leaving the unit, the person entering the unit, or split between both parties.

 

Administrative Fee ($250/$350 for 1 Bedrooms): This fee is only applicable to the new person entering the unit. As stated above, this is associated with the costs of establishing and maintaining your individual resident portal. 


There are other fees associated with late payments and non-sufficient account funds (NSF).

 

Late Fees: 10% of balance remaining after the 1st of the month  (EX: $250 balance = $25 fee)


NSF Fee: $50 plus applicable late fees

The admin fee is a flat fee due at signing. For 2-4 bedroom apartments, this fee is $250. For 1 bedroom apartments, this fee is $350.

 

This fee allows YA to provide and maintain an individual tenant portal to all residents. This portal allows residents to report maintenance issues, pay rent, contact our office, view documents, and more.

  • Non-refundable admin fee of $200

  • Government issued photo ID or drivers license

  • 50% of roommates present at signing

Utilities are not included in the rent price. Young America will track and set-up all utilities for apartment units. A flat fee of $65 will be included with the first rent payment for this service.

 

Houses are required to set-up internet services in their name. Young America will track and set-up all other applicable utilities for houses. A flat $65 fee will be included with the first rent payment for this service.

  • Each roommate will receive one key on move-in day for the apartment and each apartment will receive one mailbox key.
  • Some apartments will also receive a security door key or elevator key, if applicable.
  • If locked out of the apartment during business hours a resident can call the office, and a YA agent will unlock your apartment at no cost. Outside of business hours, a resident will need to contact our emergency maintenance number to be let into their apartment/home. There is a fee associated with after hours lockouts.

The ONLY properties that allow pets are 102 E. Cypress, 701 N. Fell, 410 N. Main, and 917 W. Market. CATS and DOGS are the only species permitted. All residents who have a pet are required to pay a $500 pet fee, complete a pet permit, and meet all other conditions of the pet permit. 

 

Emotional support animals are permitted, upon receipt of proper documentation.

  • To obtain a sublease, it is recommended that the resident should post the opening as many places as possible (ie. Craigslist, Facebook, etc.)
  • If you come in or call the office, you can fill out a subleasing form with your information that will be posted to the Young America website.
  • Once a sublease is found, there is a $200 subleasing fee (to be paid by current tenant or subleasee, or split between both).
  • BOTH parties need to come to the office and fill out a Sublease Agreement saying all payments will be transferred to the subleasee, the dates payments will transfer and move-in date.
  • Subleasee will need to bring payment for the admin fee and a valid photo ID/drivers license, upon signing of the sublease.
  • Current residents security deposit will be returned within 30 to 40 days after the LEASE EXPIRATION DATE, not after the subleasee takes possession.
  • Subleasing to a person of opposite gender is prohibited unless written consent is received by all Residents pior to any male and female coed iving arrangement within the Premises.
  • Subleasing to multiple occupants is prohibited unless a new lease addendum is approved by Lessor, and is signed by all Residents occupying the Premises. 
  • You can call or come into the office to schedule a showing. They can be scheduled between 10am to 4:30pm Mon.-Fri. and 11am to 2:30pm on Saturdays. You can also request a showing through the form on our website.
  • On the day of your showing, you will meet the agent at our office. From there, the agent will take you to see the properties you are interested in.

A showing typically takes about a half hour. Our agents can work around your schedule to find a time that works best for you!

When signing onto a joint lease, all parties are liable for each other’s payments unless all parent guarantee forms are signed and turned in.

Parent/Guardian Guarantee forms are sent electronically to the parent/gurantor listed at time of signing. These forms lessen the liability to residents, in the event that one or more roommates fails to make payments. Parent/Guardian Guarantee forms will only go into effect if received by ALL residents in a specified unit.

If a person is looking to live in a certain property, but does not have enough roommates to fill the apartment, Young America offers a WE-FIND agreement. This agreement allows for an indivudal to sign for an apartment, while having Young America fill any open spots in the unit. WE-FIND agreements are not guaranteed at any property, and are offered at management discretion.

 

 

Note- Lessee does not have the option of choosing roommates or amount of roommates placed in the apartment.
