What is the Damage Waiver Program

The Damage Waiver Program (the “Program”) is an alternative way to meet the requirement in your lease to purchasing a personal liability insurance policy. If you decide not to obtain and upload proof of liability insurance, you will be automatically enrolled in the Program, and your liability will be waived for certain types of accidental damage you may cause to the property up to the limit shown in your lease.

This Program is not insurance. It waives YA Realty's right to recover from you for certain types of accidental damage you may cause to the property up to the limit shown in your lease.

What the program covers

The Program provides a waiver of liability to you for up to one hundred thousand dollars per occurrence for certain types of accidental damage you may cause to the property. The waiver applies to accidental damage you cause due to:

Fire or smoke
Explosions
Water
Falling objects

NOTE: The program does not cover your personal belongings.

The Damage Waiver Program does not provide coverage for:

Loss or damage to personal items
Acts intended to result in damage
Liability for damage or injury to anyone other than your landlord
Any items excluded by the lease or program addendum

Residents remain financially responsible for any costs except those specified in the lease addendum describing the Program.

How enrollment works

The monthly Program fee is added to your resident portal alongside your rent and satisfies your lease requirement. No separate insurance policy is required.

If you prefer to purchase your own renters liability insurance to satisfy your lease requirement, you may opt out of the Program by uploading proof of active coverage that meets the minimum requirements described in your lease according to the instructions in your lease addendum. You may find a copy of your current lease in your Resident Portal.

Opt out of the Damage Waiver Program here. You will be prompted to upload a copy of your policy.

Residents who do not upload a renters insurance policy meeting the minimum requirements will be enrolled in the Program automatically to ensure compliance.

Early Move In Key Pickup

Early Move In key pickup begins today at the Bone Student Center!

Keys will be available to pick up from 8:30 AM to 4:00 PM!

For Current YA Residents, keys can be picked up starting at 8:30 AM. For NEW YA Residents, keys can be picked up starting at 10:30 AM.
